My Real Estate Experience

After graduating with an Electrical Engineering degree from the University of Central Florida, my whole 18-year professional career was dedicated to the electrical infrastructure world of ground-up developments in the theme parks. Overlapping the last 15-years of it were doing residential fix-and-flips. In 2018, I was allowed a peek into the world of real estate investment funds. Since then, I've been on a mission to create investment opportunities for everyday professionals and entrepreneurs looking to diversify their investment portfolio.

2019

The Bentley at Maitland

324-units in Orlando, Florida. Due Diligence Manager - Role included underwriting financial analysis, pre-contract site visits, secret shopping and comps analysis, market research analysis including rents and population, organizing site visits with investors, contractors, lenders and team members. Admin duties included auditing leases, contracts, vendor payment history, utility bills and payroll history.

2019

Princeton Parc Apartments

200-units in Melbourne, Florida. Due Diligence Manager - Role included underwriting financial analysis, pre-contract site visits, secret shopping and comps analysis, market research analysis including rents and population, organizing site visits with investors, contractors, lenders and team members. Admin duties included auditing leases, contracts, vendor payment history, utility bills and payroll history. 

2020

Skycrest Apartments

11-units in Clearwater, Florida. Asset Manager. Role included finding and negotiation of the acquisition, underwriting, market research analysis of market rents and population, qualify for loan, manage the asset via a third-party property manager. Budget, schedule and manage all capex contractors and work. Manage and monitor the business plan, including all income and expense events and accounts.

Total reposition. Upon takeover, the property suffered from severe deferred maintenance, such as leaking flat roof, non-functioning laundry facility and faulty drain lines. The residents we inherited were non-paying and had several nuisance complaints against them. This included drug use, violence and vagrants coming and going at all times of the night.

 

Within 6-months, we executed our Business Plan, which included: new exterior paint scheme, community mailboxes, landscaping, renovated all unit interiors with upgrades, replaced 100% of the inherited residents and implemented a fresh marketing strategy.

Month after month, our investors are enjoying double-digit returns direct deposited into their bank accounts, exceeding all Pro-Forma.

2020

Amberwood Hills Apartments

102-units in Lake City, Florida. Asset Manager. Role included finding and negotiation of the acquisition, underwriting, market research analysis of market rents and population, qualify for loan, manage the asset via a third-party property manager. Budget, schedule and manage all capex contractors and work. Manage and monitor the business plan, including all income and expense events and accounts.

Total reposition. Upon takeover, the property suffered from severe deferred maintenance, such as leaking roofs, rotting exterior siding and deteriorated interior of units. We inherited and subsequently hired the on-site Property Manager who quickly bought into our Business Plan. We mobilized our Ten15 Construction crews to the property and immediately began tackling the major items first. Multiple crews worked in parallel, with one crew replacing roofs, the other knocking out miscellaneous deferred maintenance items and another performing the exterior rehab and upgrades.

Within 6-months, we executed our Business Plan, which included: new exterior paint scheme, updated signage, restriping of parking lot, landscaping and renovation of all unit turns with upgrades to the interiors. We also systemized operations activities, hands-on with the management of new prospects, tenant retention and implemented a fresh marketing strategy.

Our distributions systems are innovative and we diligently monitor every posting to the General Ledger, maximizing profitability while streamlining the Operations.

2021

Towne View Place Apartments

14-units in Orlando, Florida. Asset Manager. Role included finding and negotiation of the acquisition, underwriting, market research analysis of market rents and population, qualify for loan, manage the asset via a third-party property manager. Budget, schedule and manage all capex contractors and work. Manage and monitor the business plan, including all income and expense events and accounts.

Mixed-Use Building. At this asset, we enjoy four retail spaces along with 10-residential apartment units. It's cool to come to the property and get a fresh cut at the barber shop then enjoy an authentic Mexican meal. We expect this to be a powerful value-add play in a strong secondary market of Central Florida.

2022

1425 Park Apartments

56-units in Valdosta, Georgia. Asset Manager - Roles included leading the acquisitions team on underwriting, property tours, secret shopping, market analysis and value-add vision. We are excited to get our Business Plan rolling. We expect this to be a powerful value-add play in a strong secondary market.

Total reposition. This is a market we are really excited about being in. This Class B property and the residents will enjoy our fresh renovations and rebranding marketing strategy. The Plan includes rehab of deferred maintenance, which includes roof replacements, resurfacing the pool, landscaping and curb appeal and rehab of the laundry facility on-site. The unit interiors will be upgraded with new kitchen appliances, cabinets, HVAC units, vinyl-plank flooring and a modern paint scheme. We will also be adding amenities such as a playground, bark park and a fitness center in the soon-to-be renovated clubhouse.

Hidden Value-Add Play. There is a 52-unit storage facility in the rear of the building not being used. Once we bring this on-line, we will boost our NOI significantly as this income was not accounted for in our underwriting.

2022

100North Apartments

20-units in Orlando, FL. Asset Manager - Roles included leading the acquisitions team on underwriting, property tours and market analysis. We are excited to get our Business Plan rolling. We expect this to be a powerful value-add play in a strong secondary market in Central Florida with little to no absorption for a growing population.

New Development. This is a market we are really excited about being in, especially with a brand-new Class A ground-up development project that welcomed its first residents in 2022. We already have a property located less than 10-minute drive away and will be using economies of scale to create value for our investors. Minor upgrades we are performing include providing basic internet to every unit to aid in the smart home devices we have installed. Our residents are a block away from great dining, nightlife and a bustling downtown district that includes access to a revitalized park on the water.

Spacious Luxury. The units are huge and are replete with high-end finishes such as granite countertops, stainless steel appliances, grey shaker cabinets with brushed nickel finishes, LED lighting and vinyl-plank flooring. Many of the units have beautiful lake views, where our residents are able to enjoy sunsets or watching the sailboats.
