
We live in the best country in the world. PERIOD. This is truly the land of opportunities, just as my friend and mentor, Jose Luis Oropeza, mentioned in his interview in “Success en Español”. He endured a lot of challenges on his journey from one country to another, at times leaving his family behind as he searched for opportunities. When he found the USA, he was first overwhelmed at the liberties we have to create the life you want, but quickly learned to make opportunities out of those liberties.
What I have learned from my friend, who now runs several seven-figure companies, is that you can make a social impact no matter your background. However, as he described a story of perseverance, struggle and eventual success, it is not easy being a minority in our country. There seems to be this invisible force of resistance whenever your path takes you to a new and prosperous discovery.

I like to think that knowledge and destiny go hand in hand. The more knowledge you start to gain, you realize that you were living in a fog that suddenly lifted to show a path. The more you learn, the more the fog lifts and more paths are uncovered. That’s when you realize how much you don’t know! As your discovery goes, so does the fog begin to lift and your path extend, and your knowledge cemented.
Step One: Be the Change. Learn the game. As I started learning how to invest in multifamily real estate, I quickly realized this was an art form. I always thought I had to do everything myself because the pie just isn’t big enough to share. That is so far from the truth! You see, money is abundant and infinite. It took me years to realize it is simply a means. What this means is that, if a deal makes sense, you will have no issues finding investors to participate in your deal. Another hidden gem is that, as Rod Khleif loves to say, this is a team sport. The better the team, the more prepared you will be to get in the game. Get educated on how the rules of the game so you are able to master it.

Step Two: Take action. Invest. At Ten15 Capital, we’re all about taking action. After you learn the game, you can then spread the game. What I love about multifamily real estate is that on any single transaction you are affecting multiple teammates and multiple households in an instant. By procuring an asset, then stabilizing it, you are subsequently providing safe, stable housing for your tenants while employing the services of different sectors. This is a beautiful way to give back to a community. In this way, you are gently shaking the world around you by taking care of your tenants. If you are a passive investor, take note of the managing team and the asset you will be investing in and make sure your ideals align on all fronts.
Another way to see this is, you are probably seeing your communities popping off. If you don't have equity there, you will probably get priced out. Then you move out to the outskirts, and when those start to pop off, you will probably get priced out. To protect ourselves and our communities, we need to own so we don't get left behind.

Step Three: Teach Others To Invest. Modern scholars such as John Henry, the late Nipsey Hussle, KRS One and Derrick Grace II have a common message. The core message is that our communities are used to being consumers. It is our job to teach others to invest and invite them to your deals. What better way to create social change using real estate than to teach someone how to build wealth? If you are able to impact someone’s livelihood, financial health, retirement, you are bringing them up a level. Without capital, it will be very difficult to create such a lasting impact. But if you’re getting paper and you’re teaching your people to get paper, their life is automatically improving. Do this for a whole community and you will be creating lasting social change.

In this higher-level real estate investment world, the majority of investors don’t look like us, talk like us, listen to the music we do, dance like we do or hang out where we hang out.
